Please Read Carefully Before Booking
By reserving a stay with Great Northern Mountain Escape (“PROPERTY”), you (“GUEST”) agree to comply with the following terms and conditions. These policies are established to ensure every guest’s comfort, safety, and enjoyment, as well as the protection of our home and community.
Rental Rate and Fees
Rental rates are determined based on PROPERTY features, location, and season. Rates are subject to change without notice and do not include applicable state or local taxes, lodging tax, administrative processing fees, or cleaning fees. All taxes and fees will be added to your reservation total. Charges incurred during your stay—such as on-demand movies or streaming services—are the sole responsibility of the GUEST.
Payments
We accept payment by major credit cards, cashier/certified check, or personal check. A deposit equal to 50% of the total rate is due 60 days prior to arrival. The remaining balance, including taxes and fees, is due in full 60 days before arrival. Reservations made within 60 days of arrival require full payment at booking.
Taxes and Fees
All reservations are subject to applicable state and local lodging taxes, an administrative processing fee, and a mandatory cleaning fee.
Security Deposit
A security deposit is required for damages to the PROPERTY. This deposit will be returned to GUEST within 7 days of departure unless damages, excessive cleaning needs, or stolen items are identified. Any necessary repairs, replacements, or cleaning fees will be deducted and an itemized invoice provided; any remaining balance will be returned within 30 days of departure.
Guest Responsibility and Indemnification
GUEST understands and agrees that OWNER and/or MANAGER are not responsible for accidents, injuries, or illnesses occurring during use of the PROPERTY or its facilities. GUEST expressly assumes all risks and indemnifies OWNER and MANAGER from all liability. The primary renter is liable for the conduct and safety of their entire party. By accepting this reservation, you agree all guests assume risk for harm or injury while using the premises.
Refunds and Limitations
We strive to provide accurate property and advertising information. MANAGER is not responsible for advertising errors or owner-driven changes to pricing, amenities, or arrangements. Refunds are not given due to circumstances beyond MANAGER’s control, including mechanical failures (air conditioning, TV, internet, appliances), power outages, construction, acts of nature, or road conditions (including snow and access). PROPERTY is located in snow country—four-wheel drive/chains are recommended in winter. No refunds are given for any issue not reported before departure.
Reporting Issues and Maintenance Access
Please notify our office or after-hours maintenance line of any property issues immediately. Our team will attempt prompt resolution; however, some repairs may not be completed before departure. MANAGER and vendors reserve the right to enter the PROPERTY for maintenance, housekeeping, or emergency repairs, and to provide access for service technicians.
Rental Party & Maximum Occupancy
Your rental party is limited to the number of guests listed in the reservation. Maximum occupancy is determined by the PROPERTY listing, unless otherwise authorized in writing by MANAGER. Additional, unauthorized guests will incur a minimum charge of $500 per person, per night, and the responsible party’s credit card will be billed. Exceeding occupancy without permission may result in immediate contract termination and forfeiture of all payments, including rent, cleaning, and deposits.
Housekeeping
PROPERTY is professionally cleaned before and after every stay. Guests are responsible for maintaining the cleanliness of the unit during their stay and leaving it in good condition at check-out. Please treat the home with care. Do not flush sanitary items, wipes, or paper towels—plumbing repairs caused by such actions will be charged to guests.
Smoking Policy
Smoking, vaping, and the use of marijuana or tobacco are prohibited on the PROPERTY, including all indoor and outdoor spaces. Evidence of smoking will result in immediate eviction, forfeiture of all paid expenses, and retention of the security deposit for cleaning and remediation.
Pets
No pets are permitted at any time, either inside or outside the PROPERTY. Evidence of pets will result in their removal and use of the security deposit for professional cleaning.
Arrival and Departure Instructions
Check-in is at 4:00 PM. Early arrival is not available during peak seasons. Please do not enter the PROPERTY before your check-in time; housekeepers will not service units with personal items present. Instructions for property access will be sent via email two days prior to arrival. In the event of early readiness, our staff will notify the contact number on file.
Check-out is no later than 10:00 AM. Late check-out during peak season is not available. Please call 24 hours in advance to request a late check-out. On departure, please load and run the dishwasher, close and lock all windows and doors, and comply with check-out time. Late departure may incur additional cleaning fees.
Lost & Found
OWNER and/or MANAGER are not responsible for the loss of personal belongings or valuables. Items left behind can be shipped at GUEST expense if requested within 48 hours of departure.
Courtesy Policy
GUEST agrees to keep the PROPERTY and all contents in good order, returning all items to their original locations. Do not move furniture or take household and linen items outside the PROPERTY. Locked OWNER closets are not included in the rental agreement—please respect OWNER’s personal property.
Alcohol, Drugs, and Illegal Activities
No illegal activities are permitted on the PROPERTY, including underage alcohol consumption, illicit drug use, or illegal internet activities. Violations may result in immediate termination of the rental and reporting to authorities.
Liability Notice
GUEST expressly agrees to indemnify and hold harmless OWNER and MANAGER from any accidents, injuries, losses, or damages sustained while on the PROPERTY or its facilities. Guests accept full responsibility for use of amenities including hot tub and understand the risks involved. Great Northern Mountain Escape, OWNER, and MANAGER are not responsible for theft, acts of nature, fire, water, or other damages to GUEST’s personal property.
Fireworks
Use of fireworks is strictly prohibited, regardless of local legislation.
